Block/Property Manager

LOCATION: Dorking

HOURS: Monday to Friday 9am - 5.30pm

Our fabulous client who is well established and has a large client portfolio is seeking a Block/Property Manager to join their team.

You will be required to manage a residential portfolio of blocks of flats and housing estates that will comprise 500-650 units depending on the mix of flats & houses. To ensure that all of the Block & Estate Management duties are undertaken in accordance with the lease/deeds, legislations, RICS regulations and in a timely manner. You will have the assistance of a Block Management Coordinator, Accounts team and Head of Block Management. Report to the Head of Block Management.

Essential Requirements:

-Proficient user of Microsoft Word, Excel andOutlook

-UK driving licence and car insured for businessuse

-Mobilephone

-Well organised, punctual and able to prioritise workload

-Able to work as part of ateam

-Able to attend out of office hours meetings in return for time inlieu

Responsibilities at a glance:

-Responsible for the day-to-day and long-term management of a property portfolio which are located within the surrounding areas.

-Liaising with clients, leaseholders, contractors, professionals and insurance companies in regard to anyissues.

-Attending and chairing AGMs, EGMs and Directors meetings

-Instructing suitable contractors to complete minor repairs and maintenance.

-Ensuring that all works are completed to required standard.

-Issuing of section 20 notices when required, as part of major works process.

-Issuing of section 146 notices when required, when a breach of the lease occurs

-Ensuring that all clients are advised to act in accordance with the lease, legislation, H&S and Fire Risk guidelines etc.

-Necessary inspections of the properties within the designated portfolio.
