Our client in Dorking is seeking a Property (Block) Manager to join their busy and friendly property management team.

To manage a residential portfolio of blocks of flats and housing estates that will comprise 500-600 units, depending on the mix of flats & houses, or 30-35 developments depending on the mix of blocks of flats and housing estates. To ensure that all of the Block & Estate Management duties are undertaken in accordance with the lease/deeds, legislations, RICS regulations and in a timely manner. You will have the assistance of a Block Management Coordinator, Accounts team & Team Leader.

The role would suit a candidate from a Lettings or property management background as full training can be given.

  • Responsible for the day-to-day and long-term management of a property portfolio which is located within the surrounding areas.
  • Liaising with clients, leaseholders, contractors, professionals and insurance companies in regards to any issues.
  • Attending and chairing AGMs, EGMs and Directors meetings
  • Instructing suitable contractors to complete minor repairs and maintenance.
  • Ensuring that all works are completed to required standard.
  • Issuing of section 20 notices when required, as part of major works process.
  • Preparation of annual service charge budgets.
  • Liaising with the accounts team regarding service charge payments, arrears and invoices.
  • Liaising with Block Management Coordinator to ensure that necessary insurances are in place and administering some claims.
  • Ensuring that all clients are advised to act in accordance with the lease, legislation, H&S, RICS and Fire Risk guidelines etc.
  • Annual inspections, or as necessary, of the properties within the designated portfolio.

Key skills required:

  • Proficient user of Microsoft Word, Excel and Outlook
  • UK driving licence and car insured for business use
  • Well organised, punctual and able to prioritise workload
  • Able to work as part of a team
  • Able to attend out of office hours meetings in return for time in lieu
